Mobile home park acquisitions
We buy mobile home communities directly from their owners.
No brokers. No wholesalers. No commissions. Just a confidential conversation and flexible terms built around your plans, whether you're ready to sell now or years from now.
You've likely heard from buyers before.
If you own a mobile home park, your mailbox is full of offers. Some of this might sound familiar.
I get a letter like this every week, and they all sound the same.
A broker wants a big commission just to list it.
The last buyer tied up my park for months, then tried to renegotiate.
I don't want my residents or my manager hearing I'm thinking about selling.
I'm not ready today, but I'd like to know my options.
I'm worried about the tax hit of selling all at once.
We built Prosperity Communities to be the buyer we'd want to sell to.
What's different about selling to us
Most park sales run through a broker. Selling directly to the buyer removes a layer of cost and keeps the whole process private.
Listing with a broker
- CommissionA percentage of your sale price, paid out of your proceeds at closing.
- PrivacyYour park is marketed widely, and word can reach residents and staff.
- Who you talk toA broker relaying messages between you and buyers.
- TermsShaped by whichever buyer wins the listing.
- Getting startedListing agreements, marketing, showings, and rounds of offers.
Selling to Prosperity Communities
Direct- CommissionNone. No broker fees and no commissions.
- PrivacyConfidential between you and us.
- Who you talk toThe buyer, directly. You'll be talking with Brian.
- TermsBuilt around you, including seller financing and the closing date you choose.
- Getting startedOne conversation to see whether it's a fit.
For example, a 5% commission on a $1,000,000 sale is $50,000 out of your proceeds at closing. When you sell to us, there's no commission to pay.
A note from Brian
Got a letter or a phone call from us? You're in the right place.
I'm sure ours isn't the first letter you've gotten about your park, so I'll keep this short.
My wife and I buy mobile home communities directly from their owners. We're not brokers, and we're not wholesalers. We don't list your park, we don't put it under contract just to resell it to someone else, and there's no commission coming out of your sale.
Many of the owners we talk with have spent decades building their communities. Selling one is a big decision, and it rarely fits a template. That's why we keep our terms flexible and our conversations confidential.
Whether you're ready this year or just starting to think about what comes next, I'd welcome the chance to talk. Call or text me anytime at (561) 532-6135.

How it works
Four steps, at whatever pace suits you. You can stop at any point, and talking with us never costs you anything.
- 01
Start a conversation
Call or text Brian. Tell us about your park and what you want out of a sale. It stays between us.
- 02
Share what you have
Rent roll, expenses, occupancy, utility setup. Whatever records you keep are fine, including handwritten ones.
- 03
Review a written offer
We walk you through the price and the terms side by side, with no pressure to decide on the spot.
- 04
Close on your schedule
You choose the closing date. We work with a title company or closing attorney to handle the details.
Flexible terms, built around you
The right deal depends on what matters most to you: the price, the timing, taxes, your residents, or what you'll do next.
Every park and every owner is different. We'll put your options in writing so you can compare them.
Seller financing
Receive payments over time instead of a single lump sum. It can create steady income and may help spread out taxes. Your CPA can tell you how it applies to you.
A closing date you choose
Close quickly, or give yourself months to plan. The calendar is yours.
A smooth handoff
We work with your manager and staff through the transition so residents see as little disruption as possible.
Parks in any condition
Vacant lots, older homes, private water or septic, deferred maintenance. We look at your park as it is today.
Our vision
High-quality, affordable housing for all Americans.
Manufactured housing is one of the last places in America where a working family can afford to own a home. When we buy a community, we take on the responsibility of keeping it a good place to live.
Invest in the basics
Roads, water and sewer, lighting, and the common areas residents use every day.
Respect the residents
Clear communication, responsive management, and communities people are proud to call home.
Own for the long term
We buy to own and operate, so we care how the community is doing years from now.
Straight answers
The questions owners ask us most. Don't see yours? Call or text (561) 532-6135.
Are you a broker or a wholesaler?
No. We buy mobile home communities ourselves and own and operate them. We don't list parks for sale, and we don't put parks under contract to assign them to another buyer.
Are there any fees or commissions?
No broker fees and no commissions. Before you sign anything, we'll spell out in writing who pays each closing cost, so there are no surprises.
Will my residents or manager find out?
Not from us. Our conversations are confidential, and when we need to visit the park, we'll arrange it discreetly with you.
I'm not ready to sell. Should I still reach out?
Yes. Many owners talk with us a year or more before they sell. There's no obligation, and an early conversation gives you time to plan for taxes, family, and timing.
What kinds of parks are you interested in?
Mobile home parks and manufactured housing communities, from small family-run parks to larger communities. That includes parks with park-owned homes, vacant lots, or private water and septic.
How quickly can you close?
On your timeline. Some owners want to close quickly; others want several months. We'll agree on a date together and put it in the contract.
How did you get my information?
Property ownership is public record. We research county records so we can reach owners directly instead of going through brokers. If you'd rather not hear from us, call or text and we'll take you off our list.
